Should I Visit a Property Before Buying It for a Golden Visa?

Somebody has to physically stand in the building before you buy it.

Somebody has to physically stand in the building of the condo before you buy it. It doesn’t have to be you. But it should be someone you trust.

Especially when you’re buying property for residency in a country you’ve visited twice. Because the brochure sells you. The street tells you the truth.

Twenty-five years in international real estate taught me that you cannot understand a property from a listing. You have to stand on the corner.

Walk the block. Look at what’s next door. Look at what’s being knocked down.

Is that cafĂ© full of locals, or full of tourists who’ll be gone in October?

Does the neighborhood have a future, or does it just photograph well?

And here’s the part I want golden visa buyers to hear. An immigration professional can tell you whether a property qualifies for the program. That’s real, and it matters.

But qualifying for residency and it being a good investment are two entirely different questions.

The marble lobby won’t tell you what’s happening three blocks away. The rendering won’t tell you what’s being built next door. And the listing certainly won’t tell you what that street feels like on a Tuesday morning in February. Remember, you’re buying the street, the neighborhood, and the future of that address.
